One Upgrade You Can’t See but You’ll Definitely Appreciate

Some of the easiest upgrades to notice in a new home are the ones you can see.

A gorgeous light fixture. Custom cabinetry. Quartz countertops.

But one of the things Gary is most willing to spend extra money on gets covered up before you ever walk through the front door.

Spray foam insulation.

Energy efficiency is a big part of the reason we use it.

But if you live in West Texas, Gary will give you another reason pretty quickly:

Dirt.

We know what happens when a West Texas dirt storm blows through. Suddenly you’re wondering how there is dust inside a house when every door and window was closed.

Spray foam helps create a tighter building envelope, reducing uncontrolled outside-air infiltration. That can help with energy efficiency while also reducing opportunities for outdoor dust to work its way into the home.

Gary has seen the difference firsthand. His simple explanation is that after one of our big West Texas dirt storms, less dust settles on everything inside, which means less dusting for the homeowner.

It is not glamorous.

You are probably never going to invite someone over and say, “Come look at my insulation!”

But that is kind of the point.

Some of the decisions that affect how a home feels every single day aren’t necessarily the ones you see in the listing photos.

Unfinished drywall room with open doorways, white joint-compound stripes, and bare concrete floor under construction.

After years of custom building, we have learned that a home shouldn’t just look custom. The thought that goes into what’s behind the walls matters too.

That is part of the philosophy we talked about in What Should I Know About Spec Homes? A spec home doesn’t have to mean cookie-cutter or built with lower-quality materials.

Because sometimes the upgrades you appreciate most are not the ones you can see.
